The Sheppard Centre Apartments, located at 4 Forest Laneway in North York, offers a selection of furnished apartments designed for immediate comfort and ease. Although it holds a lower rating of 1.9 from 84 reviews, this apartment building remains a practical option for those needing ready-to-live-in housing solutions. Its furnished status makes it especially appealing to short-term residents or those new to the area looking for convenience without the hassle of buying furniture.

a week agoThe elevators are constantly out of service, the water is cut off 3-4 times a month, the fire alarm is pulled at least 3x a month and blares in everyone’s ears for up to an hour for no reason, and the security creates made up fees when you ask them for help so that they can pocket the money themselves (you can only pay these fees in cash somehow). My heating unit hasn’t been working since yesterday, my sick cat and I had to sleep in an unheated room while it was -20° outside. The maintenance people are also lazy and uncoordinated. They’ll tell you that they’ll come to your apartment to do an inspection or repair one day and just never arrive which wastes your time because you have to stay home otherwise they’ll just use their set of keys to barge into your unit while you’re not home whenever they feel like it to do their inspections and repairs. I’ve been living here for over 3 years and have genuinely never regretted moving anywhere as much as I do here. My old ran down apartment building was miles better than this overpriced garbage can. If you’re going to raise rent prices at least increase the service quality with it instead of spending all the rent money on building useless “work from your building” spaces that nobody uses.

2 months agoLike the STAFF, BUT, ROACHES RAN MY KITCHEN. ALSO, BUILDING 6 IS ATROCIOUS. 4 IS THE BEST SINCE STAFF LIVES THERE!!! I have to say, the cleaner in 6, short guy is beyond creepy but the Man who cleans the entry floors and outside is WONDERFUL.

2 months agoGreat, very helpful and friendly staff. The convenience is outstanding. But management doesn't care about you at all. Their negligence cost my cat his life. Also, it's pretty noisy, even at night. Sometimes there's construction going on at night and it certainly can be heard and felt. The upper floors probably don't get all that noise though. Also, they put up emergency lights around my apartment and it's bright as day during the night, which affects the quality of sleep.

3 months agoThe current two main problems with these apartments are leaks and piping. Water shutoffs, ceiling/wall leaks, and boilers malfunctioning are common and one occurs At LEAST every month. As I write my bathroom is only getting scalding hot water even in the toilet (almost burned myself). Now to be fair, the apartment itself was built in 1975~1976, so in the time of writing (November 2025) its now 50 years old. Thus it'll be bound to need repairs and overhauls, and the management to their credit are upgrading it slowly. The problem though is that the management & maintenance are hard to work with, if not down right unprofessional. There are good people working here, but those are the minority. Most try to stall the issue or just outright ignore it. Aside from water problems, there's also pests like mice and roaches, however these are, in my opinion at least, "rarer" occurrences. If you have to rent here I recommend to avoid the ground floor, as it's more prone to leaks and pests. To note, the only advantage living here is and the direct link to subway/highway.
